  • What is the minimum stay?

    Both holiday homes are available to book separately or together, for three, four or seven nights, with changeover days on Monday and Friday.

  • What time is check-in and check-out?

    Check-in is from 4pm and check-out is 10am. 

    *In the School Holidays - Easter and Summer, check-in is 4.30pm and check-out is 9.30am*

    Owner Sarah Dean lives nearby and will be there to meet and greet you on arrival.

  • How many hot tubs are there?

    Pasture House has two hot tubs, accommodating 12 people, and The Stables has one, accommodating four people. You are welcome to use the hot tubs whenever you wish, but please note we need to perform a daily check on the water which usually happens around 8am. We provide plastic glassware for you to enjoy your drinks when using the hot tubs.

  • Are all the bedrooms doubles?

    All bedrooms can be set up as either superking or twin beds – just let us know your preference when you book.

  • Are bed linen and towels provided?

    Yes, all bedrooms and bathrooms are furnished with high quality beds, pillows, linen and towels.

  • Do you have cots and high chairs?

    Yes, we can provide two cots and high chairs for Pasture House and one cot and one High chair for The Stables  (at no extra charge) – just let us know if you need either of these when you book. (mattress included but please bring your own linen).

  • Is the kitchen fully equipped?

    Pasture House kitchen is equipped with all the cutlery, crockery, pots, and pans you’ll need for your stay. It also has two Nespresso machines (Original pods not Vertuo), two kettles, two toasters, a food processor,  larder fridge and under-counter freezer, two dishwashers, two NEFF ovens, a NEFF combi oven, and a warming drawer. There is also an under-counter fridge and freezer in the dresser in the bar area in the living room. There is a small amount of tea, coffee pods, sugar, salt, pepper, vinegar, baking foil, cling film, and baking parchment as well as all the goodies in your welcome hamper. A washing machine and a tumble drier are located in the utility room.


    The Stables kitchen is equipped with all the cutlery, crockery, pots, and pans you’ll need for your stay. A Nespresso machine (Original pods not Vertuo), kettle, and toaster, two under-counter fridges, a freezer, dishwasher,  NEFF oven & warming drawer & microwave. One of the under-counter fridges and the freezer are in the dresser in the bar area. There is a small amount of tea, coffee pods, sugar, salt, pepper, vinegar, baking foil, cling film, and baking parchment, as well as all the goodies in your welcome hamper. A washing machine and a tumble drier are located in the kitchen.



  • How far is it to the nearest town?

    The historic market town of Beverley with its bustling shops, bars and restaurants is a 15-minute drive away, while the attractive village of Brandesburton is just a five-minute drive and offers pubs, a pizzeria, takeaways, golf club, and a shooting range.

  • How far is it to the nearest beach?

    The stunning, sandy Fraisthorpe beach is just a 10-minute drive away.

  • How many bathrooms are there?

    Pasture House - Each bedroom has its own en-suite, with a shower, vanity unit and toilet. Three en-suites on the first floor of all feature baths and double-sink vanity units as well (Field Maple, Silver Birch and Whitebeam). Silver Birch has a freestanding bath in the bedroom. The Stables bedrooms each have an en-suite with a shower, toilet and a double sink unit. The Clydesdale bedroom has a free-standing bath.

  • What is included in the bathrooms?

    There is a hand towel, bath towel, hot tub towel, and flannel per person. Scottish Fine Soaps hand wash, hand lotion, hair and body shampoo dispensers and toilet roll are included in each bathroom. There is a robe and pair of slippers for each guest (the slippers are non-washable so can be taken away by the guests, the robes are to be left in the property with the towels and bedding). Every bedroom has a hairdryer, too.

  • What cleaning products are available?

    Washing up liquid, a dishcloth, sponge and tea towel are provided as is a small number of dishwasher tablets and clothes wash pods. There is antibacterial surface cleaner and bathroom cleaner. There’s also a vacuum cleaner, mop, dustpan and brush and sweeping brush.

  • Can Pasture House dine 16 people if both properties are booked out by the same party?

    Yes – the Pasture House dining table seats 16 people and the kitchen contains enough crockery and cutlery for everyone (so we kindly request that you do not bring items across from one property to another).

  • Is there disabled access?

    There is level access in both properties. Pasture House has one ground-floor bedroom with level access en-suite and The Stables is all on the ground floor. Please read our accessibility guide for more information.

  • Is there a Welcome Hamper on arrival?

    Yes, every booking receives a sumptuous welcome hamper bursting with local produce.


    For Pasture House: 6 x 500ml Yorkshire Tonics tonic water, a box of triple chocolate biscuits, a box of demerara shortbread biscuits, a box of chocolate fudge, 500ml of Yorkshire Rapeseed Oil, one dozen free-range eggs, Yorkshire Chutney, 2 x 150g bags of crisps, 1 pint of semi-skimmed milk. 


    For The Stables: 4 x 200ml Yorkshire Tonics tonic water, a box of demerara shortbread biscuits, a box of chocolate fudge, 500ml of Yorkshire Rapeseed Oil, half a dozen free-range eggs, Yorkshire Chutney, 1 x 150g bag of crisps, 1 pint of semi-skimmed milk.

  • Are you located in the countryside?

    Yes, we are surrounded by fields and both properties are detached. All we ask is that you please do not walk around the fields because they are not public footpaths, it is private land and there are no rights of way over them. Your welcome pack includes details of some lovely local walks.

  • Can I order an online food shop delivery?

    Yes of course! The only thing to note is that the cottages don't have a delivery address as such, so on the drop down of addresses that come up when you search YO25 8EP, you need to select G Dean & Sons, Grove Farm and then in the delivery notes section, add a comment to say either Pasture House or The Stables, at Pasture House Holiday Cottages. As far as we are aware, all of the different supermarkets deliver to the cottages and with those delivery instructions, they have managed to get to the correct place.

  • What outdoor cooking facilities are there?

    At Pasture House you have a large wood-fired pizza oven that can cook two pizzas at a time (wood and a small number of firelighters are provided). There is also an extra-large charcoal barbecue, with two 1KG bags of charcoal. In The Stables there is a wood-fired pizza oven (with wood and a small number of firelighters) and a charcoal barbecue suitable for four people, with one 1KG bag of charcoal. 

    With both pizza ovens you are provided with a pizza slice and to prevent the dough from sticking to the slice, we recommend using either semolina or flour.

  • Do you provide wood for the wood-burning stoves?

    Yes, we provide kindling, wood, firelighters and a lighter for the log burners.

  • What parking facilities are there?

    There is a mixture of hardstanding and gravel areas outside both properties, with room for plenty of cars.

  • Can I bring my dog?

    We are sorry but we are unable to accommodate dogs.
